Register the property with the tax authority (AADE). The 11-digit number must appear on every listing and stays in the owner’s name.
For owners
Before a holiday home takes its first booking, Greek law sets out registration, safety and insurance requirements. Here is a clear overview for owners — with a full guide and sources.
Before you rent
01
Register the property with the tax authority (AADE). The 11-digit number must appear on every listing and stays in the owner’s name.
02
Cover for damage or accidents, from an insurer authorised in Greece. Platform guest cover does not count.
03
An electrician’s declaration (ΥΔΕ), an anti-electrocution breaker (RCD), fire extinguishers, smoke detectors and escape signage.
04
A pest-control certificate, a first-aid kit and a list of emergency phone numbers in the property.
05
Building permit or legalisation papers and floor plans, ready to send if you are inspected.
Key dates
Inspections & fines
Listing a property without a registration number is fined at 50% of the year’s gross short-term income, and not less than €5,000.
Inspectors can ask for the insurance policy, electrical declaration, permits, floor plans and photos of the safety equipment — and expect them within ten days.
The freeze on new registrations applies to central Athens, not Paros. On the island, the work is keeping paperwork complete and equipment in place before each season.
